A month ago, my T40 died and i asked for help on getting a new system board. I eventually board a system board on ebay for 4 times less the asking price of ibm and then assembled it myself. I followed all the instructions on the ibm manual and tips from other members here.
I'd just like to thank you guys. It's quite straight forward if you don't panic and take the time to do it patiently and meticulously. I took a total of 2 hours to re-assemble.
Tools used : +/- screw drivers of various sizes ( S/M/L ) and pliers
Others : Arctic 5 thermal compound, isopropyl alcohol + alcohol wipes
That's right, it's really easy to do. I'm quite amazed that i was able to do it. So to all noobs like me, don't freak out. Assess the damage and remedy.

Thank you all who helped me
