T440p shutting off

I was gifted this computer. It runs normally until:
You try and run it with the battery installed, try to play a game, or install any disk intensive software. Runs office fine, watch YouTube just fine, install small programs just fine.
I did the following:
T440p keeps shutting off. Particularly when I start a game.
No battery.
What I've tried so far:
Replace fan/heat sink.
Replace i5-4210 with i7-4700mq.
Thermal gel properly done.
Tried four different brands of RAM.
Swapped HDD.
Installed MS Office 2013, and .NET framework 4.5 Both run without a hitch.
Installed The Sims2, and it kicks off on launch. Same thing with Mass Effect 2.
Still kicks off.
It will run all day surfing the internet, running office, etc.
My PS is 90w
I have a battery. Computer kicks off at start up with battery installed. Take battery out, starts/runs normally, until I try to install a large program, or run a game.
CPU fluctuates from 46c to 70c, depending on what I'm doing whether it's running the i5, or the i7, so it's not overheating.
HD4600 Graphics, no nVidia.
Win7 Pro, and WinX. Kicks off with both.I
I'm beginning to think the MB isn't the best
have latest drivers from Lenovo website.
Any suggestions?
