I intend modifying this laptop and have purchased most of the parts. I'd like to do it all in one go so my remaining question is about the motherboard.

I want to get at least a 4-core however I have been cautioned that heat could be a problem. Is there a 4-core motherboard that works at an acceptable temperature?

Your basic/main choice is either switchable (nVidia) or integrated (Intel) graphics.
Any T440p mobo can take a quad-core CPU.
Recommended (while TDP=37W): i7-4702MQ or i7-4712MQ.
All other Quads have TDP=47W, which run hotter.
