restore to factory condition?

X200, X201, X220 (including equivalent tablet models) and X300, X301 series specific matters only.

restore to factory condition?

I am planning to sell my X220. How do I restore to factory condition? And does this also wipe out any data on the hard drive? If not, what is the recommended way to do that as well? My plan is to buy the new Thinkpad Carbon X-1.

The original factory condition had no personal data on it. So....when you restore it, it'll have none of your personal data on it. That's because it will wipe clean whatever you may have on the old HDD.

You can restore using either a recovery partition on the original HDD or via recover CD. If you have neither, as in my case, you'll need to go buy some or do a fresh Windows install.

If you call Lenovo, they will sell you the recovery cd pretty cheap (I think about $40). Or if you burned the recovery cd in the past, but it doesn't work for some reason, you can call Lenovo, tell them that, and they'll replace it for free.
